Swell Guy Plumbing is a licensed plumber (M115194) and SCDES certified backflow tester.
We service traditional tank water heaters (electric & natural gas) and natural gas tankless water heaters (Rinnai & Navien).
Maintenance plans are for residential cutomers at their primary residence only.
Plan pricing does not include parts or repairs. If problems are found we will give you a repair price to cure the problem.
Custom Pricing Locations Custom pricing is required if your water heater is located in any of the following:
Attics or crawl spaces
Above the ground floor
More than 6 feet above the ground
Pre-Existing Installation Issues For your safety and to ensure code compliance, all units must be installed correctly before we can perform service. If our technician finds that your water heater was not installed properly, Swell Guy Plumbing will provide a clear estimate to correct the issue so we can safely finish the job.
1. Accessibility Requirements Backflow prevention assemblies must be easily accessible for our technicians. An assembly does not qualify for testing if it is:
Located in a crawl space or confined space
Overgrown by shrubs or landscaping
Installed below ground level
2. Required Documentation You must provide Swell Guy Plumbing with the official notification letter from your water provider before we can schedule or perform your test.
Our standard plumbing inspection is a visual assessment of exposed interior plumbing (valves, fixtures, and pipes).
Please note:
We cannot inspect components hidden inside walls or beneath floors.
Standard inspections do not include crawl spaces or attic areas.
This service includes a digital camera inspection of up to 100 feet of the main house drain and sewer line.
Access Required: An accessible 2-way clean-out is required to perform this inspection.
Pipe Restrictions: Camera inspection is limited to piping 3 inches or larger in diameter.
Clogged Lines: We cannot run the camera through blocked or clogged pipes. Clearing blockages is not included in the standard inspection price.
Documentation: This service includes digital photo documentation of any problems found. It does not include a full video recording.
Locating Services: Pinpointing the exact underground location or depth of a pipe requires advanced equipment and is not included in this standard service price.
FYI, at Swell Guy Plumbing, we’re Lowcountry homeowners too. It’s easy for an experienced service technician to scare you into thinking something is going to burst and flood if you don’t spend $5,000 to fix it now! But that’s not usually reality – that’s a sales ploy. We look for corrosion, feel for moisture, listen for weird noises, and smell for strange smells to determine if you may have any plumbing issues. If an item gets our attention, we’ll point it out to you and give you our honest opinion. Our goal is to never pressure a fellow homeowner into fixing a problem that isn’t really a problem.

Some common questions we get from customers.
Lowcountry water is notorious for being called hard water which can carry sediment that settles at the bottom of your tank. This forces your heater to work twice as hard, driving up energy bills and causing early tank failure. A yearly flush removes this buildup, saving you money and extending its lifespan.
Typically between 1 to 2 hours – depending on the plan you choose. We test your backflow system, flush the water heater, and inspect your home’s major plumbing touchpoints without disrupting your day.
We will give you a clear, upfront quote to fix it on the spot. Because you’re a Loyalty Customer, you’ll get priority repair scheduling.
While checking the condition of your anode rod is included in our annual maintenance service, the cost to replace it is not. Anode rods are “sacrificial” parts designed to rust away so your tank doesn’t, meaning they naturally wear out and require periodic replacement. If yours needs to be swapped, our standard aluminum-zinc anode rod replacement runs about $350, which includes both the premium rod and labor.
If your home’s water pressure is constantly above 80 psi, absolutely. In fact, most water heater manufacturers will void your warranty if the pressure stays that high.
We also highly recommend a PRV if your pressure spikes over 100 psi when a fixture shuts off (like a toilet flushing or your washing machine stopping). High pressure acts like a hammer inside your walls—lowering it protects your pipes, prevents leaking faucets, and extends the life of your appliances.
