Plumbing emergencies happen, and they tend to happen when we least expect them. Being prepared when a plumbing emergency starts can save you a lot of money in regards to property damage. And recently, many water providers have stopped giving credits for concealed leaks, so don’t ignore an increase in your water bill or a wet spot in your yard because they can get very pricey.

First step, shut your water off. 

Many new homes have a main water shut off valve in the garage, laundry room or in a closet. But many older homes do not have an easy access main water shut off valve. It’s possible that one could be buried in front of your house, but we don’t recommend using it even you find it. So we highly recommend knowing where your water meter is and how to shut off the valve in the meter box. You’ll need a water key to shut off the meter and you can buy one for about $15 at any hardware store.

Second step, call a plumber.

Every situation is different but we recommend calling a plumber to fix the leak. Depending on the extent of the damage you may also want to call your insurance company but we recommend fixing the leak first. And make sure that your plumber leaves the damaged pipe with you because your insurance company may want it. It’s probably a good idea to take a lot of pictures so the insurance company can’t dispute what actually happened – mobile phones are great for documenting things these days.

Finally, make sure to choose a plumber you trust and somewhat enjoy working with. We know paying a plumber is not too high up on the “things I want to do today” list but trust and comfortability goes a long way when choosing a plumber.
