When Is It time to replace my water heater?

The most obvious sign is a leaking tank. Outside of leaks, we look at the age of the unit and whether it’s still producing hot water reliably.

  • Tank-Style Water Heaters: If you’ve gotten 10 to 15 years out of your tank, you’ve done well. Most carry a 5- to 6-year warranty, so we replace a lot of units around year 8. If your system is over 10 years old, we may be able to swap out elements or thermostats to buy you a few more years, though we cannot warranty repairs on units over 10 years old. If it’s over 15 years old, we strongly recommend replacement. Draining or replacing parts on an aging unit can easily crack the tank or trigger new leaks.

  • Tankless Water Heaters: Tankless units are complex systems with water, gas, and electronic components. Their lifespan depends heavily on maintenance:

    • Unserviced: An unserviced unit typically lasts about 10 years (assuming proper initial installation).

    • Annually Serviced: A well-maintained unit can easily last 15+ years.

If a tankless unit is leaking internally, replacement is usually the safest and most cost-effective path. We always check if your parts are still under manufacturer warranty first. However, keep in mind that power surges, lightning strikes, and freeze damage are rarely covered. If your original system was installed correctly, replacing it is significantly faster and less expensive than a brand-new setup.

  1. Cut the Power or Gas: Turn off the circuit breaker for an electric water heater, or turn the gas supply valve to “Off” for a gas unit. Always do this first for safety.

  2. Shut Off the Water: Turn the cold water shutoff valve (located above the tank) clockwise to stop water from filling the heater. This relieves pressure and slows down the leak.

  3. Call a Professional: Once the threat of flooding or electrical hazards is neutralized, it’s time to get a plumber on the way.

At Swell Guy Plumbing, we do not install or service electric tankless water heaters. In our experience with Lowcountry homes, electric tankless models often fall short on performance and require major electrical panel upgrades—often needing 3 to 4 dedicated 40-amp breakers—making them cost-prohibitive to run efficiently.
